What water heater replacement costs in Las Vegas

Most people price a water heater on the day theirs fails, which is the worst possible time to be learning the variables. Ten minutes now makes that conversation much shorter.

Published market ranges

What moves the price

• Tank or tankless: a tankless conversion is typically two to three times a like-for-like tank swap, because of gas line, venting and sometimes electrical work.
• Gas or electric, and whether you are changing between them. Switching fuel is a much bigger job than replacing like for like.
• Capacity, and whether the old unit was correctly sized in the first place.
• Where it lives. A garage unit at floor level is straightforward. An attic or closet installation is not.
• Code items the old install may not have: an expansion tank, a correctly terminated relief line, a drain pan and drain, securing straps.
• The permit and inspection, which is required.
• Haul-away and disposal of the old unit.
• Whether the water is softened, which is not a price item but is the single biggest factor in how long the new one lasts.

Why heaters fail early here

This is the part specific to Las Vegas, and it is the reason a heater that should last a decade sometimes does not.

Do not skip the permit

An unpermitted water heater causes two predictable problems: it surfaces during a resale inspection, and it gives an insurer a reason to argue after a failure causes water damage.

Clark County handles water heater permits online, so the only reason to skip it is a contractor who cannot pull one.
